HVAC Questions First-Time Home Buyers Should ConsiderBuying a home is an exciting time in life. First-time home buyers often feel overwhelmed by the number of questions and considerations they have to make during this process. If you are buying a home, be certain that you give some attention to the condition of the heating and cooling system. Problems or replacement can be costly with these systems, so it’s best to know what you are buying before you make an offer. Here are some considerations to make.

What type of system does the home have? Does the home have a furnace, boiler, air conditioner or heat pump, or a combination of these? Learn the type of heating and cooling system to ensure you are prepared to maintain it.

Does it have a warranty? If the HVAC system is newly installed, it may be under warranty, or you can ask about a homeowner’s warranty that covers the HVAC system.

How old is it? HVAC systems are designed to last 10 to 15 years. While many will last longer, if the system is 10 or more years old, you should plan for repair or replacement needs soon after purchasing the home.

Has it been inspected? Ask to see information from the last HVAC inspection or evaluation. If it has not been inspected, consider asking for the inspection before you make your offer final.

Does it have any visible problems? Are vents uncovered, air ducts sealed, and exposed units clean and well-maintained? If not, then there are probably other maintenance issues that you can’t easily see that could make the system costly if you buy the home.

Is it efficient? Look for the Energy Star label to ensure the system is an efficient option.

  • I agree a lot about figuring out the warranty is on the HVAC system. I think that it is important to be aware of how much service you can get for free. That could save a lot of money in the long run.

  • My husband and I just bought our first house together. There are so many things we haven’t had to deal with like the HVAC system. We probably should have looked into that before we bought the house, but I like how you mention that we should look into how old it is. We should find that out and see if it needs replacing now that we’ve moved in.

  • It would be a good idea to not only get the home inspected before buying, but to get the HVAC individually inspected. That way you can have a professional looking at it and making sure it is doing find. If the HVAC is in good condition, it would be a good idea to get it regularly inspected. That way you can always make sure you are doing what you need to in order to keep it running how it should.

  • I appreciate that you mention that HVAC systems are designed to last 10 to 15 years. My wife and I are considering buying a house that has a system that is 8 years old. Even though we wouldn’t have to replace it for another couple years, I’ll have to mention to her that if we buy the house, then we should start to save immediately for a new one.
